A flexible, water-based coating system that seals an RCC slab against monsoon rain and stays flexible through Karachi's heat cycle. Applied on new construction and on roofs that have already started leaking.
Roof waterproofing in Karachi has to survive two things at once — monsoon rain, and the daily heat cycle that expands and contracts an RCC slab enough to crack a rigid, solvent-based coating within a year or two. Zem Chemicals builds every roof system around a water-based, non-toxic coating that stays flexible instead: a penetrating primer, a base coat with unbleached cotton fabric embedded wet to bridge hairline movement, and two reflective top coats — the same finish behind our roof heat proofing service, since a properly waterproofed roof and a cooler roof turn out to be the same job done once. It goes on new RCC construction and on roofs that have already started leaking alike, and it's the same process behind more than 1,100 roofs and wet areas sealed across Karachi since 2011 — see completed roof waterproofing jobs or send us yours for a written quotation.
Skipping a stage is how a waterproofing job fails in year two. This sequence is not negotiable on our sites.
We walk the roof, find where water is actually entering, and check the parapet, drains and pipe collars — leaks rarely start where the stain appears.
Grinding, dust removal, crack cutting and filling, and drain collar treatment.
The full four-coat build-up, each layer allowed to cure before the next goes down.
Water held on the finished surface to confirm the seal, then written warranty.
Yes — most of our work is on roofs that have already failed. The slab has to be dry at the time of application, so we schedule outside the rain and allow drying days if the roof is saturated.
No. All work is done on the roof surface and the coating is water-based and non-toxic, so there are no solvent fumes inside the building.
The full system needs curing time between coats and after the final coat. We confirm the exact window on site — it depends on humidity and temperature that week.
Two coats suit a sound roof with no movement. Four coats with fabric reinforcement are for roofs with hairline cracking, industrial slabs, or anywhere you want the longest service life.
