Bathroom and wet-area leakage, treated properly

A leaking bathroom shows up as a damp ceiling in the flat below. Most of the time the cause is the plumbing or a missed waterproofing layer under the tiles — and in many cases it can be treated without breaking the whole floor.

Bathroom waterproofing in Karachi

What actually happens when a bathroom leak gets treated

Bathroom waterproofing in Karachi usually starts with a phone call about the flat below, not the bathroom itself — a damp ceiling one floor down almost always traces back to either the plumbing or a waterproofing layer that was never properly done under the tiles, and the two need different treatments. Where it's a drain-line leak in an already-finished bathroom, Zem Chemicals can treat it by chemical injection with no floor dismantling — an honest 50–60% success rate, no warranty, since it's sealing a pipe nobody can actually see; where the waterproofing layer itself has failed, or the injection doesn't hold, the floor does come up, joints get sealed with latex tape, and two-component ZEM Guard 209 goes down on walls and floor before a flood test confirms the seal. The same ZEM Guard 209 coating is available by the pail for owners who want to treat it themselves. Ceiling complaints from the flat below are scheduled as urgent — see completed bathroom waterproofing jobs or WhatsApp us directly.

The problem

What a leaking bathroom looks like from below

  • Water dripping from the ceiling of the room or flat underneath
  • Damp patches spreading outward from one corner
  • Paint peeling off the ceiling in sheets
  • Rust stains where the slab reinforcement has started to corrode
  • A musty smell in a room that has no visible water
The treatment

The treatment sequence

This is the full system — used wherever the floor can actually be opened, whether that's a bathroom still under construction or an old one where the floor comes up.

  • Chemical injection into the drain line for an internal protective layer
  • All joints sealed with latex-based sealing tape
  • Two-component ZEM Guard 209 on walls and floor
  • Flood test held on the floor to confirm the seal before flooring goes back
  • The same coating available in pails for owners doing their own work
Old bathroom

When the floor stays closed, there's no warranty

This path is only for a bathroom that's already tiled and finished, where nothing gets broken or lifted. We're sealing a drain line we can't actually see, so it's a real option — not a guaranteed one.

What we actually do

Chemical injection, nothing dismantled

  • Drains cleaned and existing water cleared with a blower
  • Chemical injected into the drain line and the concrete collar around it
  • Blower run again to push the chemical through to the main line
  • 50–60% success rate, honestly — the pipe's actual condition under the floor can't be seen
  • No warranty on this treatment. If it doesn't hold, the floor comes up next and the full system above applies instead
How the job runs

Four stages, in this order, every time

Skipping a stage is how a waterproofing job fails in year two. This sequence is not negotiable on our sites.

Survey

Find the actual source

Plumbing leak, drain joint or failed waterproofing — they need different treatments, so we identify which before quoting.

Injection

Drain line treatment

Chemical injection into the drains to build an internal protective layer without dismantling.

Coating

Walls and floor

Joints taped, then two-component ZEM Guard 209 applied across walls and floor.

Flood test

Confirm before closing

Water held on the floor and observed before any flooring is laid back down.

Questions we get asked

Bathroom waterproofing — the practical answers

Do you have to break the floor?

Not always. Drain-line leaks are treated by injection with no dismantling. Where the waterproofing layer under the tiles has failed, the floor does have to come up — we tell you which case you are in at survey.

How long does a bathroom take?

A typical residential bathroom is a short job, but the flood test needs its own time. We would rather add a day than hand over untested work.

Can I buy the chemical and do it myself?

Yes. ZEM Guard 209 is available in pails with application instructions.

The flat below is complaining — how fast can you come?

Ceiling leakage between flats is treated as urgent. Call or WhatsApp and we will schedule the survey at the earliest slot.
